If you’re thinking about selling your house this spring, I have three tips that will help you get the most out of your sale.
To start, hire a reputable and professional real estate agent who will analyze the market to determine the value of your home and come up with a pricing strategy to position your home to sell for the most money in the shortest time.
Secondly, you want to make sure your agent understands the buyer profile for your home.
One of the most common mistakes that agents make is marketing a home before they even know who they’re marketing to. Is the ideal buyer for your home a family with kids who like your school district, a CEO-type from another country, an athlete, or somebody looking for a vacation home? Once they understand that buyer profile, they can devise a market strategy to target those buyers through traditional and digital approaches.
Finally, you want to ask your agent what you can do to prepare your home before it hits the market. Paint is the easiest and most cost-effective way to freshen your home. Another good approach is to get rid of clutter and half of your furniture. You’re moving anyway, so you might want to start the process early. If someone sees your home and asks, “Does anyone even live here?” you’ve done your job correctly.
To add to that point, ask your agent about the possibility of staging your home. It’s an upfront cost, but you usually get that money back when you sell and then some.
