A brief history of Corona Del Mar

The name Corona Del Mar translates to “Crown of the Sea.” And once you catch a glimpse of the beautiful beaches and seaside cliffs on the western edge of the town, it’s easy to see why!

The land was originally a ranch owned by the Irvine family in 1875. After years of drought and hard times, the oceanfront land (which had very little value to farmers) was sold to a man named George E. Hart.

Hart had a vision of creating quaint little beach towns all the way up the Southern California coast. He bought the property from the Irvines in 1904 and named his new development Corona Del Mar.

Development was slow at first, and the land changed hands a few times. But eventually, Corona Del Mar transformed from poor farmland to luxurious oceanfront properties, pristine world-class beaches, and adorable village shops and restaurants that attract visitors from all over the world. Today, Corona Del Mar is home to around 13,000 residents.

You can see classic Corona Del Mar in several films, including the Oscar-winner All Quiet on the Western Front, which helped add to its growing popularity over the years.

The name “Corona Del Mar” means “Crown of the Sea,” so it only makes sense that it’s home to some of the most picturesque, pristine, and unique beaches in the country. One of the more interesting beach sites in the city is Arch Rock. Here’s what you need to know about this popular rocky outcropping.

What’s so special about Arch Rock?

What’s Arch Rock? Well, the name pretty much says it all. It’s a big natural arch made of rock!
Sea arches are made from erosion from the ocean waves. Sometimes, the waves hit a section of the rock disproportionately to the rest, causing it to wear away faster. Over many, many years, that section wears away completely, leaving a hole in the middle of the rock. If the waves aren’t tall enough to erode the top of the rock, you’re left with an arch — just like Arch Rock in Corona Del Mar!

There’s nothing quite like a good rock arch!

Things to do at Arch Rock in Corona Del Mar

As if seeing what nature can do over millions of years isn’t exciting enough, Arch Rock in Corona Del Mar is much more than a geological formation. There’s plenty to see and do in the area.

First and foremost, Arch Rock is beautiful! It offers incredible views of the ocean all around, and there’s no better Instagram shot than you standing in the middle of the arch. Go to Arch Rock at sunset and watch the colors dance across the sky behind the picturesque rock formations.

Corona Del Mar locals know Arch Rock for its cliff diving. The rocks at Arch Rock stand about 20 feet above the water, making them an ideal spot for adrenaline seekers. Climb to the top and safely jump into the ocean below for quite the thrill!

If you’re not into extreme sports, Arch Rock is also surrounded by several tidal pools for wading and enjoying the water. It’s also home to some of the best snorkeling in the city.

Directions to Little Del Mar Beach, Cliff Island, and Arch Rock

Arch Rock is one of the more secluded beaches in Corona Del Mar because it’s a bit off the beaten path, but that doesn’t mean it’s not worth the trek!
The easiest way to Arch Rock is through Little Corona Del Mar Beach. You can find Little Corona Del Mar Beach just off the Pacific Coast Highway on a road called Poppy Avenue. Go down Poppy Avenue and turn left where the road ends. Down the pathway, you’ll find a restroom and a gradual entrance down to the beach.
From the beach, head to the right and make your way over the sand and rocks. Around the corner, you’ll find Cliff Island. Keep going over the tidal pools and rocks, then look out to sea to find Arch Rock, standing majestically out in the water. Check it out on Google Maps!

Hi Friends,

What’s your favorite thing about living in Orange County? Is it the wide sandy beaches, the incredible mild climate, or just the coveted Southern California lifestyle in general? Whatever it is that draws you to this beautiful place, you aren’t alone!

For the past 10 years, housing prices have been steadily rising in the OC. This is mainly due to the housing shortage and high demand for real estate. In September, the median sales price for a detached home was $1,101,508 which is more than 20% higher than the same time last year. However, we’re starting to see a dip in sale prices which is forecasted to continue through 2022.

In addition to this, mortgage rates are also anticipated to increase in the coming months after a year of record low numbers.

What does this mean for you?

Whether you’re a buyer searching for your dream home or a homeowner who’s considering selling, reach out to me. I’d be happy to get you started on the process and to help you determine what the best timing is for you to maximize your investment!

Warmly,
Andy Stavros

Hi Friends,

Unmatched views. Private beach access. The finest in… well, everything!

Join me on a tour up and down the coast to explore some of the most incredible homes on the market!

From Corona Del Mar to South Laguna Beach, you’ll see blufftop grandeur, expansive ocean views, decadent home theaters, an in-home bowling alley and more, in this new video series I’m tentatively calling “Deals on Wheels” (open to a better name from our poetically inclined readers).

Ultra-luxury real estate is more than selling homes. It’s about curating an experience for the buyer, for their guests, for the ages. I know we’re doing our job right when I’m still blown away every time I step through the door. You can tell in the video, representing these properties is one of my favorite perks of the job.

And what kind of friend would I be to not share these perks with you?

Click on the image above to experience them for yourself!

With the holidays upon us, I hope you’re happy, healthy and near the ones you love. Have a wonderful Thanksgiving!

OCTOBER 2020

Hi friends,

Show of hands: Who has done some DIY home improvement in the last 6 months?

Statistics show… probably most of you!

To no one’s surprise, a huge amount of Americans have decided to make the most of their unplanned and extended homestay by finally making the updates and improvements they’ve dreamt about for years.

Combined with a bit of elbow grease and a wealth of YouTube how-to videos, this extra time at home has led to all-time-high stock prices for brands like Home Depot and Lowe’s.

A recent survey of 1,000 homeowners and renters reveals some interesting findings:

The most popular DIY projects these days are bathroom repair, interior painting, and bedroom decor.

Among the most successful projects for homeowners and renters alike is installing or enhancing a garden, while the least successful projects involve DIY repairs. (Better call a professional?)

A fresh coat of interior paint is both one of the cheapest and most successful projects undertaken, but exterior painting led to higher costs and lower success rates.

Home improvements are a great way to keep busy (if you’re not already busy enough) and reinvigorate your love for where you live. Of course, DIY only goes so far.

If you’re interested in making bigger changes to your living arrangements, now is a uniquely good time to do so. Today’s home buyers benefit from record-low mortgage rates, and sellers benefit from searing hot demand — and buyer/sellers enjoy the best of both!

As always, if you have questions about the market, or if you or someone you know is thinking of making a change, don’t hesitate to get in touch. We’re happy to help!

SEPTEMBER 2020

Hi friends,

Maybe more than anything else, your home determines your quality of life.

It’s what makes our job as real estate agents so rewarding: every closed sale marks the start of a bright, new chapter for our clients.

It’s also why, during these months of home-bound living, Google searches for “home improvement” have shot through the roof, and why Home Depot’s stock has risen 30% year-to-date.

With mortgage rates at historic lows, Orange County homebuyers are jumping at the chance to upgrade their living arrangements and improve their quality of life.

Coupled with a low supply of listing inventory, this increase in buyer demand has coaxed Orange County closing prices to new heights. We expect this trend to continue into a busy fall season.

Maybe you’re just looking for an incremental upgrade to your lifestyle. Given the smoky skies, we recommend investing in an air purifier and changing your HVAC filters.

If you feel it’s time for a bigger change, we’re happy to help! It’s a unique time with lots of opportunity for both home sellers and buyers. Let us know your real estate goals, and let’s talk strategy.

Hi friends,

Amid a sweltering heat wave, the Orange County housing market is red-hot too. Much like your valiant AC unit, home sellers and their agents are working overtime to meet a blaze of unforseen demand.

Last month, Orange County listings spent an average of 16 days on market. That’s a 36% decrease from July 2019. Sales prices are higher than ever as supply struggles to keep pace, and OC homeowners find themselves in an enviable position.
Today’s fast-paced market can be attributed to a few things. Record-low mortgage rates have empowered buyers, and social distancing has shifted their priorities. Pent-up demand is being released. Plus, real estate remains a relatively safe bet in a time of economic uncertainty.
Buyers want more space to cook, to school, to play and to relax. They want views of nature without leaving the house. Our newest listing certainly fits the bill.

Whether you are in the market to sell or to buy, for an ultra-luxury oceanfront estate or a cozy suburban retreat, there is opportunity for everyone. But you have to be fast to make it happen.

JULY 2020

Hi friends,

Real estate has long been considered a relatively safe investment. Amidst our country’s worst economic crisis in decades, that’s more true than ever.

When California instituted stay-at-home orders in March, uncertainty ruled the day. A deluge of sellers pulled their active listings off the market. But unlike the Balboa Peninsula after Friday’s tidal surge, local homeowners have managed to stay afloat.

In fact, real estate has emerged as one of the few resilient sectors of our distressed economy. Despite a steep decline in new listings and pending sales this March, the median sale price actually rose.

Since then, more buyers and sellers have come out of the woodwork to strike a deal. Pending home sales in SoCal steadily rose every week in May and June. Nationally, pending home sales rose over 44% in May alone.

We are still not out of the woods. Sales volume is up, but it has a ways to go before reaching pre-pandemic levels.

With that in mind, and with the benefit of a few months of hindsight, here’s what we expect to come:

In short, it’s not a bad time to be in the market to buy or sell a home! We are proud to provide the same five-star service as ever to our clients while managing health and safety concerns. If you feel it’s time for a change, or if you just have questions about the market, please don’t hesitate to reach out.
